NEW PRICING For 2008!! Save over 50%!! Mentor Package Pricing: I have several different pricing plans set up to fulfill your mentoring needs. Individual results may vary. There is not a guarantee as to your level of success. Only YOU and your efforts can make you succeed! I will do my very best to custom tailor each individual mentoring package to assist you with getting deals done! We may even veer away from the prescribed package layouts here a bit at my discretion, if I see a need for more attention to certain areas. There are no refunds. I am hear to help YOU! *** Mentor Packages are limited*** I am only one man, and feel that every student deserves my FULL ATTENTION, therefore I will only accept three students per package, or varying combinations thereof. When those slots are full, if you are interested, you will be placed on a waiting list. First come, first served basis. Jim reserves the right to reject any student for any reason Jim deems necessary. What will be required of you: 1. A solid commitment to work hard. 2. A creative mind. 3. A few dollars to market with. 4. A positive mental attitude. 5. Flexibility in scheduling mentor support sessions both via e-mail and phone. (Remember, I'm a full time investor myself first.) 6. Consent to an initial interview with Jim, and filling out my "Student Questionnaire." 7. The desire to succeed and overcome obstacles by making them stepping stones. 8. A thick skin, because... I'll tell it like it is. NO HYPE HERE! 9. A Realistic outlook, Real Estate Investing is in my opinion the BEST vehicle for creating wealth, but it does not happen over night. No "Get rich quick schemes" here. 10. You will also need to consent to a substitution of mentor at MY DISCRETION. Should you obtain a lead where one of my associates is more qualified to handle it with you, I will get you together with an expert in that area. 11. A valid and active e-mail address as well as a telephone number. 12. You or your entity will assume all liability concerning any real estate transactions I coach you with. All phone mentoring sessions will be mutually scheduled to accommodate you and I. I cannot be on the phone to every student at once, so please be a little flexible with this. Steps to Option 1: 1. You fill out a questionnaire/application so we can determine your education level, what you have studied so far, etc. 2. We will conduct a marketing plan review with you via e-mail, based on the interview results. 3. Once a lead comes in that we both feel merits attention, we will work that lead together to get a deal signed for you.

Option 2-Intermediate Mentoring Regular Price-$1997.00 sign up fee What you get-
All phone mentoring sessions will be mutually scheduled to accommodate you and I. I cannot be on the phone to every student at once, so please be a little flexible with this. Steps to Option 2: 1. You fill out a questionnaire so we can determine your education level, what you have studied so far, etc. 2. We will conduct a marketing plan review with you via e-mail, based on the interview results. 3. Until a lead comes in that we both feel merits further attention, I will conduct weekly marketing plan reviews with you, via e-mail. The goal here is to assist you in getting your phone to ring with TRULY MOTIVATED SELLERS. 4. Weekly progress reports from you via e-mail outlining what you have been doing, and the results. I will then send you an e-mail with both critique, praise and/or advice if needed. 5. Once a lead comes in that we both feel merits attention, we will work that lead together to get a deal signed for you. The 60 days of your mentoring term will begin at this point. During this 60 days, you will receive twice weekly phone support, as well as unlimited e-mail support. Should the lead require more than 60 days attention to get the deal closed, we will extend your mentoring support until the deal either closes or terminates, regardless of the ultimate outcome.
