I would like to personally thank Jim for all of his guidance and support. I am living proof that Jim's methods DO work! And here's why:

We purchased a house Subject 2 back in 2002. Our 1st Tenant/Buyers moved in and stayed for a year. The wife got injured and they could no longer afford the rent. Last year, our 2nd Tenant/Buyers moved in. They got their financing and we closed today. YEAH !!

Here's how the numbers worked:

$6,000: 1st T/B's (non-refundalbe option money)
$1,200: 1st T/B's (12 month cash flow)
$6,000: 2nd T/B's (non-refundable option money)
$1,500: 2nd T/B's (12 month cash flow)
$24,000: Back-end proft

$38,700 TOTAL PROFIT !!

And we only spent around $150.00 for advertising. Now because of this new motivation, I signed a contract on another house yesterday.

Now, for those newbies who are STILL worried about the "Due on Sale" clause, here's what happened at Closing. As we were sitting there reading all of the documents, we came to the Pay-Off Letter which clearly states that the loan is in the Seller's name. So, I was waiting for the multiple questions I was going to get asked about that, but guess what? Nobody cared!! All they were concerned about was "what is the final dollar amount to pay off the loan?" That was it. It was that simple.

Now, its on to my next house. Keep the faith everybody. It will happen for you.

First subject to deal, piece of cake!

If you have been studying REI, think you are ready but cannot get over that first hurdle. RUN NOW to your phone and give Jim a call! After only 2 e-mails and 2 phone calls with Jim Mitchell, I signed and CLOSED my first "Subject To" deal. I was able to use the knowledge and experience of someone who has DONE IT. Success #1

I just wanted to publicly thank Jim for all his help these last few weeks. I signed up for his 30 day mentoring when I was 8 months pregnant. I had studied for 5 years and was ready to just DO SOMETHING! I set my sights on Sub2 and we just closed our first deal! Jim was always there to answer questions even if he was out putting bandit signs in the ground at the time!

The deal is this:

FMV: $125-130 Loan Balance: $101K Pmts (PITI): $692 Seller paying 2 payments and leaving refrigerator. We get all that equity, about a $300 cash flow and the upfront option $$. Not a bad deal! Now I have a 1.5 week old baby and my 1st investment property!

Success #2

After 5 years of study, we bought our 2nd Sub2 house last week (the 2nd in the last month!) Not as great a deal as the first, but still a good one. I don't have my exact numbers in front of me, but the payments are mid $600s (very good for my market) and the total owed is $91,000. Seller wanted at least $16,000 of their equity down the road, we agreed on $10,000. There is no assurance to the seller when/if we will cash out their loan and they know that. House is a 3/2 ranch on 1 acre. Worth about $115,000 now and up to $135,000 in the nhood. I know the comps as I am an agent in the area. She found out about me online, listed her house with me and basically begged me to buy it for 2 months before I gave in (I don't like the idea of giving money down the road, but we finally caved on it).

We are planning to LP the house out to a TB for about $950/mo, $124,900 sales price and at least $3000 down. We have a buyers list from our last house (we ended up retailing it and close next week with a $26,000 profit- we only owned the house 3 days before we sold it!)

Thanks again to Jim for giving me the courage to finally do what I knew how to do all along and was scared to!

Another recent reader of the course materials offers his view, as posted on the REmentors.com discussion forum:

Jim did not ask me to write this and has no idea I was going to post this. But lemme say this...

I'm very attracted to the sub-to way of property acquisition. So much so that I already have two(2) sub-to courses on my shelf. The most expensive one was wasn't worth the amount of $Cash$ in my opinion...I probably won't even finish it...too light weight. The second one was written by a great guy and an honest investor. I would still recommend his course in a heartbeat, but I gotta recommend Jim's now too.

Now, I'm a bit on the slow side getting started in this business, but I'm not whining about that...I'll get there. When I saw Jim's deal I thought, "what do I need another course on sub-to for?" But I saw the price and looked around for some outside indications that the product was good. Also, I saw Jim over at Dan Aiuto's site and liked Jim's posts.

So, I figured for the price (50% off) it couldn't hurt too badly. Well, lemme tell you...I'm a slow reader 'cause my J.O.B. keeps me far too busy...but I'm on page 200 or so on my first read through Jim's course and I can say that there is nothing quite like it.

If you're still sitting on the fence I can say that there is no risk with this product. It really is all that it claims to be. The marketing course and forms thrown in are pure gravy. Based on the money I spent for other courses and given the quality of them...Jim's material is far and away THE best value that I've found anywhere...period.

There's a lot of role play and sample conversations (some that go for pages) so that you can really get a feel for how to sit down with a seller face-to-face. Jim goes in depth into the forms and even shows you how to fill them out line-by-line. You get a marketing primer in the main course based on a few different budgets (I can't wait to get into the full-blown marketing course).

One great thing is that the text size is printed large enough to read without being obnoxiously large (like some do to fill up more pages), and Jim's course is single spaced!! Yay! For me, it has always been harder to read double spaced materials. Plus Jim uses both sides of the paper and has narrow margins. In other words, each page is full and no size/spacing tricks were used to increase the page count. My copy shows 233 page of course + a 40 page glossary of terms. That's a very significant amount of writing.

If you're still sitting on the fence, get off and order Jim's course today!
